Head of Estates

We have a current opportunity for a Head of Estates on a permanent or fixed term contract basis, salary range of £50-55,000 per annum. The position will be based in North Birmingham. The estate is not huge – 3 x residential care homes and 9 supported living + offices.

The Head of Estates provides strategic direction and advice on the current and future estate ensuring that the environment is safe for residents, tenants, visitors and staff, is fit for the future, is managed effectively and efficiently and adapts to the changing needs of residents, tenants and the charity.

The Head of Estates will be responsible for delivery of all strategic/ capital projects (including management of external contactors and project managers), identifying new properties to lease with both private landlords and social housing providers, lease negotiations, health and safety, statutory and regulatory compliance and risk management, and provides assurance to CEO and the Board.

Estates Planning and Management

Development and delivery of Lisieux Trust’s estate strategy aligned to the organisational strategic objectives.

Capital project oversight including appointing and managing project managers/contractors as required

Identifying new properties to purchase or lease in line with Lisieux Trust’s strategy and/or in response to operational requirements

Leading on negotiating lease/purchase terms for new properties, liaising with external advisors to Lisieux Trust including solicitors, surveyors, planning consultants, valuers as required.

Acting as internal advisor on local and national changes relating to care home properties, supported housing and HMOs (houses of multiple occupation).

Ensuring Lisieux Trust maintains high standards within every property for the benefit of Lisieux Trust residents and tenants.

Compliance

Designated contact for external company responsible for overseeing property compliance and planned preventative maintenance, providing them with information as required and liaising with internal teams as required.

Working with Registered Managers and external compliance company to ensure current and new properties meet requirements of Care Quality Commission.

Oversight of contractors used for property repairs and maintenance working with external compliance company.

Oversight of health and safety and compliance across the organisation’s property portfolio

Maintaining up to date knowledge of health and safety legislation and compliance requirement including relevant changes to best practice

Leadership and Management

To work as part of the Senior Management Team to shape future plans for the organisation; delivering against the strategic goals set by the Board of Directors.

To report to the Board of Directors at quarterly meetings.

To informally and/or formally mentor, coach and support managers and other employees as appropriate.

To foster good communications throughout the organisation.

To actively foster a climate that attracts, retains and motivates top quality employees.

To maintain a comprehensive understanding of child and adult safeguarding procedures and act accordingly in line with Lisieux Trust policies and procedures.

To support members of the management team to understand and effectively manage the properties they are responsible for.

Attend quarterly Director meetings and any other business-related meetings.
